Work Orders are used to track building issues and to help keep them under control.  The following is a list of reasons to call the Property Management Office to request a Work Order to be opened:

 Temperature discomfort
 Changing, adding, or deleting parking spaces
 Burned out light bulbs
 Requests for special cleaning or complaints regarding existing cleaning
 Requests including changes in the physical space or changes with locks and keys
                                                                                        How to open a Work Order Ticket:

1. Designate a tenant liaison; someone who will be in charge of calling the Property Management office for each issue.  This will limit the amount of calls we receive regarding the same incident.

2. Place a call into the Property Management Dept. at 201-712-1000, extension 113.  Either leave the message on the voice mail, or if it is an emergency, follow the prompts.

3. A Work Order will be opened and faxed to the Building Manager, he will complete the order and ask for your signature approving that the work was complete.

There may be charges incurred depending on the work that is done.

Please notify the Property Management Office if your offices will be open on any of the above dates and you require building services. These will be provided to you at your expense.

 Planning to Renovate?

Before you go breaking down walls, there are some steps that must be taken. 

Renovations include any additions, revisions, remodeling, demolitions, partition installation and/or general improvements to your space, including painting, carpeting and shelving installation. 

The steps to get the process moving along are as follows:

√ Plans for work to be performed must be reviewed and approved by the Property Manager prior to construction.
√ Permits must be obtained by General Contractor
√ Certificates of Insurance must be submitted into Property Management (see Insurance form below)

Marc Salas has been the Building Manager of 101 Madison Ave for 17 years. He decided to stay with Alexander Summer when the building was purchased by Summer in 1999. While employed with the prior owners, Marc successfully completed the build-outs of more than half of the tenant spaces.

Marc graduated from Morristown County College with an Associates in Business Administration. He then went on to get his real estate license. He has been a resident of Morristown for approximately 21 years.

Before working as Building Manager at 101 Madison Ave, Marc worked as a general contractor.
The experience he received from that type of work reflects his work at the building.
